Drafting

Drafting can be broken down into the following main areas:

  • Concept plans for builders quote.
  • Working drawings for council approval.
  • Planning drawings for development approval.

Concept plans consist of a floor plan and elevations similar to a brochure you would pick up in a display home. Our concept plans include a floor plan and four elevations drawn at 1:100 scale. Concept plans include information such as building floor area, room sizes, and note any architectural features.

Concept plans are recommended if a builder will be completing your construction work, and you need to obtain quotes, or if you would like to see your design drawn on computer before finalising any further changes. Concept plans are easier to make changes to than working drawings, and can be converted to working drawings if required at a later stage.

Working drawings are the architectural drawings required for council approval. You will need working drawings if you are completing your project yourself and need plans to submit for council approval, or if your builder has requested that you supply your own working drawings. Working drawings include all necessary information required for a structural engineer to complete structural details required for council approval.

Planning drawings are the architectural drawings required for development or planning approval from your local council. Planning approval is required for all unit developments, and any projects requiring a variation to the council's specified design criteria. Your council will advise you if planning approval is required for your project.

Design and/or Drafting - What Do You Need?
To complete your design or drafting work we need the following information:

  1. A Site plan showing boundary lengths of your land. Typically this is found on your certificate of title.
  2. Home Additions - having your existing house plans from council will save drafting time and therefore save you money. Not all existing house plans are available from council, your council will advise.
  3. Contour and feature survey of the building area completed by a land surveyor. Both printed copy and CAD file. This is required for all new homes and some home additions. We can arrange this for you on request. For most home additions we can complete a contour survey of the building area for you so please don't hesitate to ask.
  4. Sewer Plan from Water Corporation - for homes connected to mains sewer. If you request "Dial Before You Dig" plans the sewer plan is included free of charge.
  5. If providing your own design, please provide a floor plan drawn at 1:100 scale, showing overall building lengths and room sizes. Even better if this is carefully drawn on graph paper. Provide elevations as well if there are significant design features you would like to include. Providing good quality hand sketches will help to save drafting time and keep your costs down.
